Bathroom Ventilation in Kent’s Climate: The Fan Sizing We Use and Why 50 CFM Isn’t Enough

Every November I get the same call from somewhere on the East Hill. The mirror won’t clear. There’s black spotting in the grout along the ceiling corner. The paint above the shower is peeling in a way that looks like it’s blistering from underneath. And the homeowner always says the same thing: “But we have a fan, and we run it.”

They do have a fan. It’s usually a 50 CFM builder unit from 1994, wired to the light switch, connected to twenty feet of 4-inch flex duct that snakes across the attic and dumps into a soffit vent. On a good day that assembly moves maybe 25 CFM. In February it moves less than that, because the duct is full of condensation.

So here is the honest answer to the question in the title. 50 CFM is not a target. It is the legal floor, and it is a floor written for the whole country, not for a marine climate that rains eight months a year. Washington’s code actually acknowledges this in a way most homeowners never hear about, and it is the reason a fan swap without a duct swap is often illegal, not just ineffective.

What the code actually requires in Washington

Washington adopted its current mechanical ventilation rules in March 2024. They live in WAC 51-51-1505, and there are three things in there worth knowing before you buy a fan.

First, the minimum. Table M1505.4.4.1 requires 50 CFM intermittent or 20 CFM continuous for bathrooms and toilet rooms. Notice that toilet rooms are listed separately. If your primary bath has the toilet behind its own door, that little room needs its own exhaust. We find missing toilet room fans in Kent homes constantly.

Second, and this is the one that changes everything: the code cares about delivered airflow, not the number printed on the box. Section M1505.4.4.2 says the fan and the duct system together have to deliver the required rate, measured as installed with a flow hood or flow grid. A 50 CFM sticker on a fan buried in an attic proves nothing.

Third, there is a way out of testing every install, and it is a duct sizing table. If your duct meets the prescriptive sizes in Table M1505.4.4.2, you skip the field verification. That table is the most useful thing in the whole section, and almost nobody reads it.

The duct table, translated

Here is what Table M1505.4.4.2 allows, for the sizes that come up in real bathrooms. Three elbows maximum in all cases, and every elbow past that subtracts ten feet from your allowed length.

A 50 CFM fan on 4-inch flex duct: 25 feet. On 4-inch smooth rigid: 70 feet. On 6-inch flex: no limit.

An 80 CFM fan on 4-inch flex duct: not permitted at any length. On 5-inch flex: 15 feet. On 5-inch smooth: 100 feet. On 6-inch smooth: no limit.

A 100 CFM fan on 5-inch flex: not permitted. On 6-inch flex: 45 feet. On 6-inch smooth: no limit.

Read that 80 CFM line again. The most common upgrade a homeowner asks for, dropping a bigger fan into the existing hole and reconnecting the existing 4-inch flex, is not an upgrade the code allows. I have had that conversation with three different handymen who genuinely did not know.

Now count your own house. Twenty feet of 4-inch flex with five elbows, which is a completely normal attic run in a nineties Kent home, gives you 25 feet minus 20 feet for the two extra elbows. Five feet of allowance. That install was never compliant, not under the current code and not under the one it replaced.

Why the marine climate changes the math

Kent sits in climate zone 4C, marine. From October through May the outdoor air here is close to saturated most days, and that scares people into thinking a fan can’t dry anything in winter.

That’s backwards. Cold air holds very little moisture in absolute terms, so 48 degree air at 85 percent humidity, once it’s warmed to 68 inside your house, is dry air. The exchange works fine.

The actual problem is surface temperature and time. In a Kent winter the drywall on your exterior bathroom wall, the window glass, and the ceiling under an underinsulated attic are all cold. Steam finds them first. If the fan does not clear the room before that steam hits a cold surface and condenses, it doesn’t matter how the psychrometrics work out, because the water is already on your wall.

That is why sizing here is not really about peak CFM. It’s about capture and run time. A big fan directly over the shower that runs for twenty minutes after you leave will keep a bathroom dry. A modest fan across the room that shuts off with the light switch will not, in any month, in this climate.

What we actually install

These are our specs, not the code minimums. We use them on every bathroom we build in Kent and the surrounding cities.

For a standard hall bath around 40 to 50 square feet, we spec 80 to 110 CFM. Never 50. The cost difference between a 50 and a 110 CFM fan is under sixty dollars at the supply house, and it is the cheapest insurance in the entire bathroom.

For a primary bath with a separate toilet room, we go 110 to 150 CFM for the main space and put a second 50 to 80 CFM fan in the toilet room with its own control. Two fans, always.

If the shower is a large walk-in or curbless, we put the fan directly over the shower opening or immediately outside it, not centered in the room. Capture beats capacity. This matters even more on a curbless build, where the open pan puts more surface area of warm water in the room.

Sound rating at or below 1.0 sone. This is not a comfort preference. A fan people can hear from the hallway is a fan people turn off, and a fan that gets turned off is worth zero CFM. Washington already requires 1.0 sone for fans doing double duty as whole-house ventilation, and we hold every fan to that.

Humidity sensing control with an overrun timer, set to twenty minutes. Wiring a bath fan to the light switch is the single most common design mistake in this entire category. Code allows a plain on/off switch. Code is wrong about this one.

Six inch smooth rigid duct wherever it fits, insulated across any unconditioned space, pitched slightly toward the exterior so condensate runs out instead of back into the housing. Terminated at a dedicated wall or roof cap with a working damper.

Never a soffit vent. I want to be blunt here because it is everywhere in Kent. Soffit vents are intake for your attic. Terminating a bath fan into one means the moisture goes out and then straight back into the attic through the vents on either side of it. We have pulled soaked insulation and rusted truss plates out of Kent attics that traced back to exactly this.

And never into the attic or crawlspace with no termination at all. That is prohibited outright, and it is still the most common thing we find in homes built before 2000.

Can one bath fan handle whole-house ventilation?

Yes, and in Washington it often is your whole-house system, which is a second reason 50 CFM falls short.

The whole-house rate comes from Equation 15-1: one percent of your floor area, plus 7.5 CFM for each bedroom plus one. Then, if the system is exhaust-only and not distributed, which describes a single bath fan, you multiply by 1.5.

A 2,200 square foot four bedroom house in Kent, the kind that fills a lot of the East Hill plats: 22 plus 37.5 gives you about 60 CFM, and the table lands at 65. Times the 1.5 coefficient, you need roughly 98 CFM continuous capability from that fan.

So a builder who put a 50 CFM fan in that house and called it done was short by half, before we even talk about what the duct is doing to it.

What we find, by era, in Kent homes

In houses from the seventies and eighties in West Hill, Scenic Hill, and the older East Hill blocks, there is often no bath fan at all. The design assumption was an operable window. That worked poorly in 1978 and works worse now that the house has been reroofed, resided, and tightened up.

In nineties builds around Lake Meridian and Panther Lake, there’s a 50 CFM fan and a long flex run to a soffit. This is the biggest single group of problems we see.

In homes built after roughly 2005, the fan is usually adequately sized and correctly terminated. What fails is the control. The fan is on the light switch, so it runs for eight minutes and stops.

Across all three, the other half of the problem is the exterior wall insulation. A fan cannot fix a cold wall. If we’re already opening walls for a remodel, we insulate and air seal them, because the fan and the wall are the same problem wearing different clothes.

What this costs

Rough numbers in our market, and we’ll put a real figure on your job at the walkthrough.

Swapping the fan only, keeping compliant existing duct, with attic access: $450 to $800.

Fan plus new 6-inch rigid duct plus a new roof or wall cap: $900 to $1,600.

Adding a dedicated fan to an enclosed toilet room: $650 to $1,100.

A second floor bathroom with no attic above it, needing an inline remote fan or an in-joist unit: $1,200 to $2,200.

Inside a full bathroom remodel, ventilation is typically $500 to $1,200 of the total, and it is the line item I would protect above almost anything else on the list. Tile you can change later. A duct buried in a finished ceiling you cannot.

Permits

Adding or replacing a fan, duct, or exterior termination is mechanical work and needs a permit in Kent. We pull it, and the inspector checks the termination and the duct before anything gets covered. If a contractor tells you a fan swap doesn’t need a permit, ask where the duct is terminating. You’ll usually get your answer.

Frequently asked questions

How many CFM does a bathroom fan need in Washington?

Code requires 50 CFM intermittent or 20 CFM continuous for a bathroom or toilet room. That’s the minimum. In Kent’s climate we install 80 to 110 CFM for a standard bath and 110 to 150 for a primary bath, because the code number is a national floor rather than a marine climate recommendation.

Can I put a bigger fan on my existing duct?

Usually not. Washington’s duct sizing table doesn’t permit an 80 CFM fan on 4-inch flex duct at any length, and 4-inch flex is what’s in most Kent homes built before 2000. Upsizing the fan means upsizing the duct.

Why does my bathroom fan drip in winter?

That’s almost always condensation inside an uninsulated duct running through a cold attic. Warm wet air hits cold metal or plastic, condenses, and runs back downhill into the fan housing. Insulating the duct and pitching it toward the exterior fixes it.

Is it okay to vent a bathroom fan into the soffit?

No. Soffit vents pull air into your attic. Venting a fan there sends the moisture right back where you don’t want it. It should terminate at a dedicated roof cap or wall cap with a damper.

Should the fan be on the light switch?

Code allows it. We don’t do it. We install a humidity sensing control with a twenty minute overrun, because the room dries after you leave, not while you’re in it.

Will a better fan stop my bathroom mold?

It stops most of it. If you also have a cold exterior wall or an underinsulated ceiling, you need both. We check for that during the estimate rather than selling you a fan and hoping.
