If you live in Kent, Maple Valley, Covington, Black Diamond, Ravensdale, Hobart, Renton, Issaquah, Enumclaw, Auburn, or Federal Way and you’ve been putting off that remodel, this is the page for you. We’re Firm Remodeling LLC, a licensed home remodeling contractor based out of Maple Valley (about 15 minutes from downtown Kent), and we work on Kent homes almost every week.
Most of the homes we remodel in Kent were built between the 1970s and the early 2000s. That means we know the quirks: the drop ceilings in the basements off East Hill, the cast-iron tubs in the older Mill Creek homes, the cramped galley kitchens in the Lake Meridian builds. We’ve worked around all of it.
What we do, in plain English:

Bathroom Remodeling
Full gut jobs, shower-only remodels, primary bath additions, and ADA-friendly walk-in showers.

Kitchen Remodeling
Cabinet swaps, full layout changes, island additions, and the occasional wall-removal that turns three rooms into one.

Basement Remodeling
Finishing unfinished basements, adding bedrooms, building out home theaters and home gyms, sometimes adding an ADU-ready space.

Full Home Renovations
When “while we’re at it” turns into the whole house.

Tile Installation
Showers, floors, backsplashes, fireplaces. We bring our own tile setter; we don’t sub it out.
We pull our own permits with the City of Kent and King County. We carry our own insurance. We don’t disappear after the deposit. If you’ve been burned before, ask for references — we’ll give you three.

Bathroom Remodeling Kent WA
We’re bathroom remodelers first. It’s the work we do the most of, and the work we’re best at. Whether you’re in Kent, Covington, Maple Valley, Renton, Auburn, or Federal Way, here’s how a bathroom remodel actually goes with us:
What a typical Kent bathroom remodel looks like:
- Week 1: We meet at your house, measure everything, and walk through what you want. You’ll get a written estimate within 3 business days — not a “starting at” number, an actual scope.
- Week 2-3: We help you pick tile, fixtures, vanities, paint. We have a small showroom and we’ll come with you to the slab yard if you want stone counters.
- Week 4: Demo. The dust is the worst part — we hang plastic and run negative-air machines to keep it out of the rest of the house.
- Week 5-7: Plumbing, electrical, drywall, tile. Inspections happen here. We pull the permits.
- Week 8: Final fixtures, paint touch-up, walkthrough, punch list.
Most full bathroom remodels in Kent run 6 to 8 weeks from demo to done. Shower-only remodels run 2 to 3 weeks. Cost depends on the scope — a primary bathroom remodel in Kent typically lands somewhere between $25,000 and $65,000 depending on tile, fixtures, and whether we’re moving plumbing.
Shower remodels in Kent WA

About a third of the bathroom jobs we do are shower-only. Tearing out the old fiberglass surround, building a curbless walk-in, tiling the walls and pan, putting in a frameless glass door. If that’s all you need, we don’t try to upsell you into a full gut.
Why people in Kent hire us instead of the other bathroom remodel contractors near them:
- We’re licensed, bonded, and insured (Washington State LIC# FIRMRRL783PU).
- We don’t sub out the tile work — that’s where most bathroom jobs go sideways.
- We give you one project manager. You’ll have his cell number.
- We finish on schedule. If we don’t, you don’t pay the final draw until we do.

Kitchen Remodeling Kent WA
Kitchens are the second thing people call us for, after bathrooms. Most of the kitchen remodels we do in Kent fall into one of three buckets:
- The cabinet-and-counter refresh. Same layout, new cabinets, new counters, new appliances, new lighting, new floor. Usually 4 to 6 weeks. Typically $35,000–$60,000 depending on cabinet line.
- The wall-down remodel. The old kitchen is closed off from the dining or living room and you want it open. We pull a permit, engineer the beam, drop the wall, then redo everything. Usually 7 to 10 weeks. Typically $55,000–$95,000.
- The full kitchen rebuild. Plumbing moves, gas line moves, structural work, sometimes new windows. 10 to 14 weeks. Typically $90,000 and up.
Those numbers are real numbers from real Kent kitchens we finished in 2024 and 2025. Your house may come in higher or lower; we’ll tell you straight after the walk-through.
Why kitchen remodels in Kent get expensive — and how we keep yours from getting worse:
- Cabinets are the biggest line item. We work with three local cabinet shops in addition to the standard semi-custom brands, and we’ll show you which gets you the best look for your budget.
- Plumbing relocations add up fast. If we can keep the sink and dishwasher on the existing wall, we will.
- Permits with the City of Kent take 2 to 4 weeks. We submit early so it doesn’t hold up your demo date.
We do kitchen remodels in Kent, Covington, Maple Valley, Black Diamond, Ravensdale, Hobart, Renton, Issaquah, Enumclaw, Auburn, and Federal Way. Same process, same crew, same warranty.

Basement Remodeling Kent WA
Most basements in Kent and the surrounding King County neighborhoods are unfinished — bare concrete, exposed framing, the furnace humming in the corner. Finishing one out adds 600 to 1,400 square feet of usable space to your house, and in this market it almost always pays back at sale.
Things we build in basements:
- Family rooms and home theaters — pre-wired for a projector or 85″ TV, with proper sound insulation in the ceiling.
- Guest bedrooms with egress windows — code in Washington requires a window of a specific size for any room you call a bedroom. We cut the window well, install the egress window, and frame it correctly the first time.
- Basement bathrooms — these need a sewage ejector pump unless your sewer line sits below the basement floor. We’ve installed enough of these to know which is which before we start.
- Home gyms — rubber floors, mirrors, dedicated 20-amp circuits.
- Basement ADUs and MIL suites — if zoning allows it, we’ll build a full kitchenette, bathroom, and separate entrance.
Most basement remodels in Kent run $40,000 to $90,000 depending on whether there’s plumbing, the size of the space, and how finished you want the bathroom to be. We pull the permit, manage the inspections, and handle the egress engineering when bedrooms are involved.
We do basement remodeling across Kent, Maple Valley, Covington, Renton, Auburn, and Federal Way. Call (206) 773-8264 for an estimate.
About us

We’re a family-run remodeling contractor based in Maple Valley, WA. Our shop and tools live at 26424 233rd Ave SE — about 15 minutes from downtown Kent.
We started Firm Remodeling because we got tired of watching other contractors disappear mid-project, sub out tile work to whoever was cheapest that week, or quote a number and then “discover” twice that much in change orders. We don’t do that. The number we give you is the number, unless you change the scope.
Licensed in Washington (LIC# FIRMRRL783PU). Insured. Bonded. Reviewed on Google, Yelp, and Facebook — go read the reviews before you call us. We’d rather you do that homework now than later.
